If you are about to purchase a commercial building and have ordered a property condition report, I recommend requesting a COMcheck to determine its compliance in accordance with the International Energy Conservation Code (IECC). While the property inspection will disclose visual deficiencies in the building, a COMcheck is a free software program created by the U.S. Department of Energy that helps determine if the structure meets the requirements of the latest energy code.

  • Mechanical system – type of system(s), water heating and fan systems

The goal of IECC is to address the performance of buildings and identify the need for current and modern designs that create capable building envelopes, maximizing mechanical and lighting systems that stress performance.

The IECC COMcheck software is easy to use, embraces new technology, correlates with the new family of codes and is revised every three years to ensure it is keeping up with new industry standards and technology.

It is important for a property owner and investor to better understand building components that contribute to heat loss, inefficient mechanical systems and high consumption lighting systems. Not only do these components not meet new energy code standards, but more importantly will result in an inefficient building and higher operating costs.
