SPECIAL INSPECTIONS

Specialized inspection services may be required in addition to our standard Property Condition Assessment (PCA). These “special inspections” are a result of unique and specific circumstances of the property, building owner and/or building history. We work with a team of professional consultants in numerous areas of specialized inspection services. We work side-by-side with these professionals to provide additional inspections as needed.

Phase I Environmental

If you’re purchasing a property, a Phase I Environmental Site Assessment (ESA) can provide you with information on potential environmental issues with the property.  It may also protect you from liability due to unexpected environmental contamination found on the property after the purchase.

If you’re financing a loan, a Phase I ESA can provide you with assurances that the borrower will not have to pay for expensive environmental remediation costs – which could increase the risk that the loan will not be paid off. Click here for more information.

Phase II Environmental

If environmental issues do arise during the Phase I ESA, a Phase II ESA is completed to determine the extent of the environmental contamination on the property and future actions are recommended by your consultant. Click here for more information.

Mold and Asbestos

An Elevated condition of mold in your building can be very dangerous to your health. Certain mold spores are known carcinogens and others can lead to respiratory disease, allergic reactions, and other health issues, in addition to compromising the integrity of your home’s building construction and structure. A Mold Inspection and Mold Testing can help prevent serious problems and significant expenses.

What is Mold and Where is it Frequently Found?
Mold is a type of fungi that is found in almost every environment. The majority of mold feeds on organic matter and requires water to survive and grow. What Can You Do if You Suspect Mold?
If you suspect that a property you own or plan to purchase has mold, our consultant can perform a mold investigation to determine the presence or absence of mold. Pest and Termite Inspections

Termites and other Wood Destroying Insects are responsible for Billions of Dollars of damage every year. Unfortunately, they are highly concentrated in many regions of the Country, any structure could be affected. Our consultants can inspect for Past and Present signs of Termite, Carpenter Ant, Powder Post Beetle, Carpenter Bee, and other Wood Destroying Insect damage. Be sure to add an annual Pest Inspection with your building Inspection.
